During a discussion with the Minister of Social Cohesion and Family of Greece, Sofia Zacharaki, on the topic “Social & Affordable Housing in Greece: An Evolving Reality”, Dimitris Andriopoulos emphasized the importance of reconnecting isolated areas of Athens to unlock building stock. He noted, “Entire neighborhoods and areas are cut off from the functioning of the city. We believe that if these neighborhoods gain proximity to the city through fixed-track transportation, a significant stock of buildings can be utilized there.” He also urged the ministry and the government to engage in dialogue, stating, “You need to invite the market, listen to it, filter the input, and finalize the social counter-allocation project. The challenge we are trying to address, primarily the government’s challenge, comes at a difficult time for the market.”
Nikos Dimtsas, during the 14th roundtable discussion, highlighted the immediate need for state-subsidized social housing, either directly or indirectly. Specifically, he said, “Greece is the country where households bear the highest housing cost burden. State intervention is necessary.” He pointed out that although the social counter-allocation law was passed two years ago, it has not yet been implemented. He proposed addressing the issue by leveraging the significant property reserves held by organizations and the public sector.
Olga Itsiou, participating in a discussion on the significant progress made in the Greek real estate market over the past 25 years, remarked, “Twenty-five years ago, there was no project management, no certified buildings, and no ESG principles in place. Now, we are faced with a vast building stock that needs to be upgraded—not only in Athens but also in most urban centers.”
