Another project by DIMAND has been certified with LEED Gold, under the international green building rating system (Leadership in Energy and Environmental Design). The iconic MINION building, which had remained unused for nearly three decades, has been transformed into a modern, bioclimatic mixed-use building with a total area of 13,787 sq.m., now revitalizing the city by housing office spaces and a retail store.
For the transformation of the building, a holistic bioclimatic design strategy was adopted, with the primary goal of reducing the energy and environmental footprint through the utilization of natural resources, the enhancement of energy efficiency, and the integration of environmentally friendly technologies. The preservation of the existing structure limited waste production and minimized the embodied carbon footprint. Additionally, the building was equipped with modern automation systems, including lighting and occupancy sensors in all areas, as well as a BEMS (Building Energy Management System) to monitor and optimize the building’s energy performance. The selection of materials was based on strict environmental criteria, while as part of water resource management, low-flow plumbing fixtures were installed throughout the building to reduce consumption. Finally, a green roof with Mediterranean plants was created on the rooftop of the MINION building, contributing to the improvement of the local microclimate.
The reuse of MINION is not just about restoring a historic building. It is part of a broader effort to redefine the city through sustainable means, making use of existing infrastructure with respect for history and contemporary living.
