The development is centred around a contemporary office campus, complemented by retail, cultural and supporting uses. The main development extends across three building blocks, covering a total area of approximately 157,000 sq.m., with a total permitted built-up area of approximately 90,000 sq.m., excluding underground ancillary spaces. Offices and their supporting uses constitute the primary use, accounting for approximately 80,000 sq.m. Particular emphasis is placed on sustainability, energy efficiency and user wellbeing, with the aim of creating a modern, high-quality working environment.

A key element of the redevelopment is its connection with public space and the natural environment, through extensive communal green areas. At the same time, particular importance is placed on preserving and highlighting the historic identity of the Estate and integrating it seamlessly into the new development.

The aim is to create an open and sustainable destination that will contribute to the regeneration and repositioning of the wider area.
