Mr. Michalis Anastasopoulos, General Director of Public Affairs and Property Development, talks about the new, green Courthouse of Piraeus.

The project is set to reshape the city’s image, forming part of a wider series of urban regeneration initiatives scheduled for the area in the near future.

It is being developed on the “Daskalakis” property, with a total area of approximately 17,000 square meters, located on Haidariou, Phokionos and Papastratou streets, in the Agios Dionysios area. The new Courthouse will be built on 12.5 of the 17 square meters, with a total built-up area of 36,000 square meters.

It is a complex of multi-story buildings in a U-shape, with varying heights, developed around a preserved historic structure. Its design features an open inner courtyard that improves connectivity between different sections and strengthens overall security. At the same time, it will house nine courtrooms, accommodating 300 judges, 560 administrative staff, and a total capacity of 1,200 people.

The site previously housed a textile manufacturing facility with various buildings and storage areas. Of historical interest is the preserved two-story building at the corner of Haidariou and Papastratou streets, which is the only structure that will be retained and restored. It is planned to accommodate law offices.

For reasons of historical memory, the old factory wall, measuring 84.50 meters in length, will also be restored, enhancing the distinctive character of the new Courthouse’s entrance, while preserving the connection to the past.

The new building is not just another public project. It will be the first “green” public building in Greece with LEED GOLD certification, marking a new era in the design of sustainable public infrastructure.

The new Piraeus Courthouse is designed with functionality, accessibility, and sustainability in mind. The interior space created at its center will connect to the ground floor, allowing natural light to enter and offering views of the surrounding streets.

The 27 courtrooms and plenary halls will be located on the ground and first floors to facilitate public access, while a separate entrance will be provided for judicial officers. The upper floors will house offices and auxiliary spaces such as meeting rooms, libraries, witness waiting areas, and storage rooms. A parking garage with 400 spaces will be built in the basement.

The complex will be surrounded by large shared green spaces and a square of approximately 3,000 square meters. Next to it, sports facilities covering 1,500 square meters will be created, open to the public. Finally, the project will include a planted rooftop of 200 square meters, which will improve the building’s bioclimatic performance.
