The main development extends across three urban blocks with a total area of approximately 157,000 sq.m., with a total permitted gross floor area of 90,000 sq.m., excluding underground support spaces.

The principal use is office space, including the necessary ancillary functions, totaling approximately 80,000 sq.m. The development includes five modern office buildings designed with a strong emphasis on sustainability and user well-being, targeting LEED Platinum and WELL Gold certifications, thereby confirming high standards of environmental performance, energy efficiency, and indoor environmental quality.

At the same time, the project provides for the creation of retail units, dining and leisure spaces, and cultural facilities, including a Wine Museum and exhibition areas, as well as hospitality spaces in the form of a boutique hotel.

The overall redevelopment places particular emphasis on the quality of public space and the natural landscape, with the creation of extensive shared green areas, organic vineyards, as well as sports and day-recreation facilities, developed across an area of approximately 143,000 sq.m. At the same time, it highlights the historical identity of the site, creating an open, sustainable, and people-centered destination.
