Across the approximately 25,000 sq.m. site, a vibrant new community will emerge through the development of a contemporary mixed-use destination incorporating cultural, wellness and hospitality facilities, residences, retail and food & beverage offerings, as well as extensive publicly accessible green spaces.
The redevelopment includes the restoration and adaptive reuse of the three listed heritage complexes alongside the construction of two new buildings, all connected by shared underground parking facilities.
The masterplan has been designed by the internationally renowned architectural practice Foster + Partners.
Specifically, Complex 1 will accommodate a boutique hotel complemented by comprehensive wellness facilities. The listed building is being restored and transformed into a hotel with a total gross floor area of approximately 7,000 sq.m. The hotel will operate under the Hilton Hotels & Resorts brand, one of the world’s leading hospitality brands, and will feature spa and hammam facilities, food and beverage venues, a microbrewery and conference facilities. The architectural design has been prepared by Georges Batzios Architects.
At Complex 2, owned by the Hellenic Ministry of Culture, culture will play a central role in shaping the area’s new identity. This listed complex will become home to MOMus – Museum of Modern Art, housing the internationally acclaimed Kostakis Collection, one of the world’s most important collections of Russian avant-garde art. The complex will also accommodate the State Orchestra of Thessaloniki, providing it with a permanent home that reflects its artistic significance and long-standing contribution to Greek cultural life. The architectural design is being developed by ASPA KST Architects.
The third listed building, is the former bottling plant of the historic brewery and was originally designed by the renowned Greek architect Takis Zenetos. Dating back to 1959, the building is being transformed into a mixed-use destination, with the architectural design undertaken by Foster + Partners.
The redevelopment also includes the construction of two new bioclimatic buildings designed by Foster + Partners, creating a contemporary architectural dialogue with the site’s industrial heritage.
One of these buildings will comprise 95 residences, distinguished by their contemporary design, functional layouts, energy efficiency and high quality of living. The approximately 19,800 sq.m. residential building will rise over nine floors and provide 147 parking spaces for residents.
The second new building will house a five-star hotel, offering a premium hospitality experience. The hotel will also operate under the Hilton Hotels & Resorts brand and will feature 153 guest rooms, contemporary public areas and leisure facilities, delivering the signature hospitality experience for which Hilton is renowned.
