PPC Group and DIMAND Group announce the launch of their investment partnership for the joint development of a new landmark sustainable office complex at the former Plessa military camp, through the establishment of a joint venture to develop the property.

To this end, Powerhub Properties S.A. has been established as a 50:50 joint venture between PPC Group and DIMAND. The company has assumed PPC’s rights and obligations under the long-term lease agreement for the site and will be responsible for the development and management of the property.

At the property, located at 211 Mesogeion Avenue in Athens, construction is already underway on a state-of-the-art sustainable office campus, representing a total investment of approximately €176 million.

The new complex has been designed with careful consideration for the scale and character of the surrounding area. Its height has been strictly limited to 19.5 metres, ensuring its harmonious integration into the urban fabric.

The development will comprise approximately 29,900 sq.m. of above-ground gross floor area, complemented by approximately 29,000 sq.m. of underground space. The three basement levels will accommodate more than 600 parking spaces, with electric vehicle charging infrastructure provided for 50% of them, ensuring that all parking and vehicular circulation are contained within the site, without placing any additional burden on the surrounding road network.

Particular emphasis has been placed on enhancing the environmental performance of the area. Of the site’s total area of 18,000 sq.m., the majority will remain as open space, while all existing trees from the former military camp will be preserved. The development will also feature 7,800 sq.m. of landscaped green areas with water features, together with a 3,700 sq.m. rooftop garden.

The complex will be equipped with geothermal heat pumps, 750 photovoltaic panels to help meet its energy needs, and underground rainwater harvesting tanks for the irrigation of its landscaped areas. The development is targeting the highest international sustainability certifications, LEED Platinum and WELL Platinum.

The project is currently in the foundation stage and is expected to be completed by mid-2028. Upon completion, it will feature a flagship PPC retail store, as well as food and beverage outlets, an amphitheater and wellness facilities.
