Black Sea Trade and Development Bank Premises (BSTDB)
The property is located within the HUB 26 complex, the first large-scale bioclimatic business park in Northern Greece, and is being developed as a standalone, privately-owned building to house the Black Sea Trade and Development Bank.
The complex is situated at the western entrance of Thessaloniki, at the intersection of 26th October, Nikiforou Ouranou, Frixou, and Limnou streets, directly opposite the historic former FIX brewery.
It is a green five-story building with a total surface area of 5,170 sq.m., aiming for LEED Gold certification. The design also includes the creation of a private courtyard of 400 sq.m. to promote the well-being and comfort of employees.
Former FIX BREWERY
The site spans a total area of 25,000 square meters and will be developed into a mixed-use complex comprising residential units, a hotel, retail spaces, and cultural venues. The project includes the restoration and adaptive reuse of the three listed buildings of the former FIX Brewery in Thessaloniki, alongside the construction of two new buildings. These new structures will be LEED Gold certified, in line with internationally recognized sustainability standards, and will share two levels of underground parking.
A key element of the project is the respectful revival of the historic monument. The restoration will carefully preserve the building’s original facades, architectural character, and intricate volumetric form. All interventions, both exterior and interior, will be carried out with the utmost respect for the monument’s historical and cultural significance, guided by archival documentation that confirms its distinctive morphological, spatial, and decorative features.
HUB 26
The new hub is an innovative space for business activity, targeting national and multinational companies as well as financial institutions.
The project involves the creation of a new office complex on a property with a total area of 7,704 sq.m., consisting of four buildings, with two levels of 230 underground parking spaces and auxiliary areas. The total surface area of the above-ground and underground structures reaches 31,000 sq.m. The complex is certified with LEED Gold.
Within the complex, in a standalone, privately-owned building, DIMAND is developing the new headquarters of the Black Sea Trade and Development Bank, with the design featuring the creation of a sustainable building, five stories high, with a total area of 5,170 sq.m., and a private courtyard of 400 sq.m.
HUB 26 lays the foundation for a new era for the Western Gateway of Thessaloniki and opens the way for growth and revitalization.
ALDI Logistics Center- Sindos I
DIMAND was appointed with the reconstruction of the logistics centre in Thessaloniki, in order to adjust it to the needs of the client for temporary use.
The reconstruction works included new organization of the internal space, changes to fire compartments, addition of loading docks and parking areas, structural reinforcement and the addition of refrigerated storage areas, as house-in-house construction.
The new logistics centre consisted of storage areas of different temperatures suitable for full product line, recreation spaces, sanitary areas, changing rooms, mechanical installation areas.
ALDI Logistics Center – Sindos II
Larger than large… The ALDI HELLAS project was the largest logistics development of the country, based on high international standards.
DIMAND has been appointed with the development of the new ALDI logistics centre in Thessaloniki and the corporate headquarters of ALDI Hellas, in cooperation with the designers (ATP, ARCH LAB, TTA, LDK, Karanasios & Co).
The services included Design Management, Project Management (during soil stabilization and construction works) Quality Control, Invoice Verification, Permit Management (construction and operation permits, including deviation from fire protection requirements and installation permit for PV panels) and Subsidies Management.
The building complex comprises storage areas of different temperatures suitable for full product line, staff facilities, technical plants, the corporate headquarters of ALDI Hellas and the regional headquarters (Northern Greece) in two separate wings of the complex, as well as parking facilities, waste disposal area and railway canopy for future train connection. The design included a future truck service area with truck wash facilities, including fuel station (permit only).
