The property covers 355,000 sq.m. and is located 23km from the city center of Thessaloniki and 16km from the main port. The logistics complex will be developed in two phases, offering a total area of 120,000 sq.m.

Black Sea Trade and Development Bank Premises (BSTDB)
The property is located within the HUB 26 complex, the first large-scale bioclimatic business park in Northern Greece, and is developed as a standalone, privately owned building that houses the Black Sea Trade and Development Bank. It is a green five-story building with a total surface area of 5,170 sq.m., certified with LEED Platinum. The design also includes a private courtyard of 400 sq.m. to promote the well-being and comfort of employees.
FIX
Across an area of approximately 25,000 sq.m., a vibrant new community is taking shape, a contemporary mixed-use development that will include cultural venues, wellness and hospitality uses, residences, dining and retail spaces, as well as extensive public green areas open to all.
The three listed buildings are being restored and repurposed, while two new buildings are also being developed, all connected through shared underground parking facilities.
The masterplan is designed by the globally acclaimed architectural studio Foster + Partners.
Specifically, Complex 1 will host a boutique hotel with comprehensive wellness facilities. The listed building is being transformed into a retreat dedicated to relaxation and rejuvenation, featuring state-of-the-art spa and hammam areas. The architectural design is carried out by Georges Batzios Architects.
In Complex 2, owned by the Ministry of Culture, culture takes center stage in shaping the identity of the development. This listed complex will house MOMus – Museum of Modern Art, featuring the internationally renowned Costakis Collection, one of the most significant collections of Russian avant-garde worldwide. At the same time, the Thessaloniki State Symphony Orchestra will establish its first permanent home here, in a space worthy of its artistic mission and legacy.
Complex 3, the former bottling building of the historic FIX brewery and a 1959 work by architect Takis Zenetos, will be transformed into a vibrant gastronomy and events venue. The architectural design is led by Foster + Partners.
The development also includes two new bioclimatic buildings designed by Foster + Partners, offering a contemporary continuation of the site’s industrial heritage. One building will house the FIX Residences, featuring 96 apartments distinguished by their modern aesthetic, functional layouts, energy efficiency and high quality of living. The 19,800 sq.m. building will comprise 9 floors and 147 parking spaces for residents.
The second new building will accommodate a five-star hotel offering a complete hospitality experience. With a total area of 11,250 sq.m. across seven floors, the hotel will feature 153 rooms, combining comfort, modern design and the warmth of Mediterranean character.
HUB 26
HUB 26, the first, large-scale, sustainable business park in Northern Greece, is located at the Western entrance of Thessaloniki, across from the historic former FIX brewery premises. The new hub is an innovative space for business activity, targeting national and multinational companies as well as financial institutions.
ALDI Logistics Center- Sindos I
DIMAND was appointed with the reconstruction of the logistics centre in Thessaloniki, in order to adjust it to the needs of the client for temporary use.
The reconstruction works included new organization of the internal space, changes to fire compartments, addition of loading docks and parking areas, structural reinforcement and the addition of refrigerated storage areas, as house-in-house construction.
The new logistics centre consisted of storage areas of different temperatures suitable for full product line, recreation spaces, sanitary areas, changing rooms, mechanical installation areas.
ALDI Logistics Center – Sindos II
Larger than large… The ALDI HELLAS project was the largest logistics development of the country, based on high international standards.
DIMAND has been appointed with the development of the new ALDI logistics centre in Thessaloniki and the corporate headquarters of ALDI Hellas, in cooperation with the designers (ATP, ARCH LAB, TTA, LDK, Karanasios & Co).
The services included Design Management, Project Management (during soil stabilization and construction works) Quality Control, Invoice Verification, Permit Management (construction and operation permits, including deviation from fire protection requirements and installation permit for PV panels) and Subsidies Management.
The building complex comprises storage areas of different temperatures suitable for full product line, staff facilities, technical plants, the corporate headquarters of ALDI Hellas and the regional headquarters (Northern Greece) in two separate wings of the complex, as well as parking facilities, waste disposal area and railway canopy for future train connection. The design included a future truck service area with truck wash facilities, including fuel station (permit only).
